From a fee simple boundary adjustment to a complex unit title subdivision, we can do it!

Subdivision is the legal process of dividing one or more titles into more titles, or moving the boundaries between titles. This can involve the creation of cross lease titles, unit titles and combinations of titles. Registered leases for terms exceeding 35 years are also legally subdivisions.

The first step in subdivision is to obtain a resource consent. Your planner or surveyor will help with this. It is wise to involve your lawyer at this early stage so we can check your application will be sufficient for the development you have in mind, particularly for staged unit developments.

It is important to have a clear idea of what you are trying to do, the best entity or structure to undertake the work, tax and GST implications, and whether you will try to sell lots off the plans. We take a coordinated approach involving you, your surveyor, accountant, and (in the case of unit title subdivisions) your valuer, so that your development can be completed efficiently and economically.
